Investment Lending

Build on your investment portfolio today.

Expert investment lending that takes you to the next level, residential or commercial, first property or fifth. We find the structure and lender that fit your strategy.

An investment loan finances property you rent out rather than live in. Lenders assess your income, equity and the property's rental potential. SCF Brokerage compares investment loans across 20+ lenders and structures them around your strategy, including interest-only and equity-release options.

Understanding the best loan products for your investment needs.

If you're thinking about investing in property, it's important to understand how the process works, and the potential benefits and risks, before you start.

Residential investment

Houses, units and townhouses. Structure matters: interest-only periods, offset accounts and tax-deductible debt all play a part.

Commercial investment

Shops, offices, sheds and mixed-use. Different lenders, different criteria, a specialty of ours.

Equity release

Use the equity you've built to fund the next deposit or a renovation, without selling anything.

Property could earn you income through tenants and capital growth, if it increases in value, the profit when you sell is a capital gain. You may also reduce tax by offsetting some investment property expenses against your income, and by building equity over time you might fund another property or renovate an existing one.

Tip: do your homework to make sure the investment fits your needs, the government's MoneySmart website covers the pros and cons of borrowing to invest, or speak to your financial advisor.

FAQs

Investment lending questions, answered.

How does the lending process work for investment loans?
Investment lending is assessed on your income, equity and the property's rental potential. It's important to understand both sides: rental income and capital growth on one hand, vacancy and rate movements on the other. We structure the loan to fit your strategy, and the government's MoneySmart site is a good independent primer on borrowing to invest.
What amount can I borrow for an investment property?
That's exactly what our free, no-obligation initial consultation works out. Every lender has its own process; we'll send you a short list of what we need, then review borrowing capacity and options across the panel. The borrowing capacity calculator gives you an initial guide.
Can I use equity in my home to invest?
Often, yes. Equity, the difference between what you owe and what your property is worth, can fund a deposit on an investment property or a renovation. How much of it is usable depends on your lender and circumstances; we'll map it in your review.
Do you arrange SMSF property loans?
Ask us, borrowing inside an SMSF (a limited recourse borrowing arrangement) is a specialised area with strict rules, and only some lenders operate in it. Reach out and we'll review your scenario.
