How do lenders work out my borrowing capacity?
Lenders look at income, living expenses (with minimum benchmarks), existing debt repayments, credit card limits and dependants, then stress-test the loan at an assessment rate about 3% above the actual rate. Every lender weighs these differently, which is why one bank's 'no' isn't the market's 'no'.
Why do online calculators differ from what a lender offers?
Online calculators use simplified assumptions; each lender applies its own expense benchmarks, income shading and policies. Results can be well under, or over, your real capacity. Treat this as a guide, then let us confirm the real figure across 20+ lenders.
Do credit card limits reduce how much I can borrow?
Yes, lenders assess a monthly commitment against the full limit of every card you hold (roughly 3.8% of the limit per month), even if you never carry a balance. Reducing or closing unused limits is one of the quickest ways to lift capacity.
