How much is stamp duty in Queensland?
Queensland transfer duty is tiered, an owner-occupied $600,000 established home attracts roughly $12,850 with the home concession. First home buyers currently pay no duty on new homes, and concessional rates apply for established homes under the thresholds. The calculator above applies these automatically.
Do first home buyers pay stamp duty?
Often not. Every state offers first-home concessions, full exemptions up to a threshold (e.g. QLD established homes to $700,000, NSW to $800,000, VIC to $600,000), then phased concessions above it. New builds attract extra relief in several states, including no duty at all in QLD and SA.
Is stamp duty added to my loan or paid upfront?
Duty is payable at or shortly after settlement, so it usually comes from savings on top of your deposit. In some cases it can be capitalised into the loan if the loan-to-value ratio allows, ask us to structure this.
