What's the difference between borrowing capacity and purchasing power?
Borrowing capacity is the loan a lender may approve. Purchasing power is the property price you can actually pay once your deposit is added and purchase costs, stamp duty, legal and registration fees, are taken out. It's the number to shop with.
What purchase costs should I budget for?
Stamp duty is the big one, and it varies by state and buyer type. Then legal/conveyancing, building and pest inspections, and registration fees, commonly a few thousand dollars on top of duty. First home buyers often pay far less duty, or none.
